In a building fire, the electrical cabling concealed within walls, ceilings, and cable trays can become a major contributor to fire spread, toxic smoke production, and the failure of critical safety systems. Standard PVC-insulated cables burn readily, propagate flame along their length, and release dense, toxic, corrosive smoke that reduces visibility in escape routes and damages sensitive equipment. Fire retardant and fire resistant cables are specifically engineered to address these dangers, and their use is mandated by Kenyan wiring regulations and international fire codes for a range of critical applications. Lance Security supplies and installs fire retardant cables for commercial, industrial, and institutional buildings across Kenya.

Understanding Cable Types

The terms "fire retardant," "fire resistant," and "LSZH" are often used interchangeably, but they describe distinct performance characteristics. Choosing the right cable type depends on the application and the level of protection required.

Fire Retardant Cables (FR)

Fire retardant cables are designed to resist the propagation of flame. If exposed to fire at one point along their length, they will char and degrade locally but will not carry the flame to other parts of the cable run. The fire retardant property is achieved through special insulation and sheathing compounds that self-extinguish when the external heat source is removed. Fire retardant cables are tested to IEC 60332 (flame propagation) and are the minimum requirement for general wiring in commercial and industrial buildings where cable bundles in trays or risers could otherwise act as a path for fire to spread between floors or compartments.

Fire Resistant Cables (FRC)

Fire resistant cables go a step further — they are designed to continue functioning during a fire. Typically constructed with a mineral insulation barrier (such as mica tape) between the conductor and the outer insulation, fire resistant cables maintain circuit integrity at temperatures of 750°C to 950°C for periods of 30 minutes to 120 minutes, depending on the rating. This means the circuits they serve — fire alarms, emergency lighting, smoke extraction fans, fire-fighting lifts, voice alarm systems — remain operational throughout the critical evacuation and fire-fighting period. Fire resistant cables are tested to IEC 60331 (circuit integrity under fire) and BS 8519, and their use is mandatory for all fire-critical circuits.

LSZH (Low Smoke Zero Halogen) Cables

LSZH cables use sheathing compounds that produce very low levels of smoke and no halogen gases (such as hydrogen chloride) when burned. Conventional PVC cables release thick black smoke that obscures escape routes within minutes and produces corrosive, toxic gases that damage lungs and electronic equipment. LSZH cables dramatically improve survivability in enclosed spaces — underground car parks, tunnels, confined corridors, and server rooms — by maintaining visibility and air quality during a fire. LSZH performance is specified under IEC 61034 (smoke density) and IEC 60754 (halogen content). Most modern fire retardant and fire resistant cables are also LSZH rated, combining all three properties.

Kenya Wiring Regulations

Kenya's wiring regulations, informed by BS 7671 (IET Wiring Regulations) and local amendments, specify the cable types required for different circuit categories. The Kenya Building Code and OSHA 2007 further reinforce these requirements for fire safety installations. Key regulatory requirements include:

  • Fire alarm circuits must use fire resistant cables with a minimum 30-minute circuit integrity rating, ensuring the alarm system continues to function during a fire. Enhanced (2-hour) integrity is specified for high-rise buildings and complex alarm systems with cause-and-effect programming.
  • Emergency lighting circuits must maintain supply during a fire using fire resistant cables rated to the same duration as the required emergency lighting period (typically 1 to 3 hours).
  • Voice alarm and public address systems used for evacuation must be wired with fire resistant cables to ensure announcements and instructions can be broadcast throughout the fire event.
  • Fire-fighting lift circuits and smoke extraction fan supplies must be wired with fire resistant cables to remain operational during fire-fighting operations.
  • General power and lighting circuits in commercial buildings should use fire retardant cables as a minimum to prevent flame propagation along cable routes.
  • Cables in escape routes, risers, and ceiling voids should be LSZH to minimise smoke and toxic gas production in these critical areas.

County fire departments and DOSH inspectors verify cable specifications during building inspections and fire safety certification. Using non-compliant cables is a common reason for certification delays and insurance cover refusals.

Applications

Fire Alarm Circuits

The wiring that connects fire alarm detectors, call points, sounders, and the control panel must survive the fire it is detecting. We supply and install 2-core and 4-core fire resistant cables in 1.0 mm² and 1.5 mm² sizes, with red LSZH sheathing for easy identification, as standard for all fire alarm installations.

Emergency Lighting

Emergency luminaires that rely on a central battery system (rather than individual self-contained batteries) need fire resistant supply cables to maintain illumination of escape routes during a fire. We size and install these cables to meet the design load and circuit integrity duration specified by the lighting engineer.

Critical Power Circuits

Certain power circuits must survive fire conditions — fire pump supplies, smoke extraction fan supplies, fire-fighting lift power, and security system feeds. We install fire resistant power cables rated to 2 hours at 950°C for these critical applications, using appropriate fixings and supports that also maintain their integrity in fire.

Cable Support and Installation Standards

A fire resistant cable is only as good as the system that holds it in place. If the cable tray or clip melts and the cable falls during a fire, circuit integrity is lost regardless of the cable's own fire rating. We install fire rated cable clips, hangers, and tray systems that maintain support throughout the required fire duration. All installations follow BS 8519 and the cable manufacturer's installation guidelines for bending radii, fixing centres, and separation from non-fire-rated cables.

Brands We Supply

We stock and supply fire retardant and fire resistant cables from reputable manufacturers whose products are tested and certified to international standards. All cables we supply come with test certificates confirming compliance with the relevant IEC, BS, and EN standards. We can source specific brands and specifications to match consultant or architect specifications for your project.
