Sprinkler System Types

Wet Pipe Sprinkler Systems

Pipes are permanently filled with pressurised water. When a sprinkler head is activated by heat, water discharges immediately. Wet pipe is the simplest, most reliable, and fastest-responding sprinkler type. It is the standard choice for offices, hotels, retail spaces, hospitals, schools, and residential apartment blocks in Kenya, where the climate presents no freeze risk. Individual sprinkler heads activate only when the heat above them reaches the activation threshold — typically 68°C or 93°C — so only the heads directly above the fire discharge, minimising water damage to unaffected areas.

Dry Pipe Sprinkler Systems

Pipes are filled with pressurised air or nitrogen rather than water. When a head activates, the air escapes, a valve opens, and water fills the pipe. Dry pipe systems are used where water in the pipes could cause problems: cold storage facilities, unheated warehouses, external canopies, and car parks with temperature variation.

Pre-Action Sprinkler Systems

Pre-action adds a confirmation step before water enters the pipes. Typically, both a fire detector and a sprinkler head must activate before water discharges. This double-trigger mechanism virtually eliminates accidental discharge, making pre-action the preferred choice for environments where water damage from a false activation would be catastrophic — data centres, server rooms, museums, archives, libraries, and telecommunications facilities.

Deluge Sprinkler Systems

All sprinkler heads in a deluge system are open (no heat-sensitive element). When the control valve opens — triggered by a separate detection system — water discharges through every head simultaneously across the entire protected area. Deluge systems are used for high-hazard areas requiring immediate flooding: aircraft hangars, transformer bays, chemical storage, paint spray booths, and stages in theatres.

Design Process

Sprinkler design is a specialised engineering discipline. Errors in hydraulic calculation, pipe sizing, or water supply assessment can result in a system that looks correct but fails to deliver adequate water density over the fire area. Our design process follows BS EN 12845 (Fixed firefighting systems — Automatic sprinkler systems) and NFPA 13:

  1. Occupancy hazard classification — Determining whether the building is Light Hazard (offices, hotels, schools), Ordinary Hazard Group 1 or 2 (light manufacturing, retail, warehouses with general goods), or High Hazard (high-rack storage, flammable liquid processing), as this drives the required water density.
  2. Water supply assessment — Measuring available pressure and flow from the mains or tank connection. In many parts of Kenya, municipal water pressure and flow are inadequate for sprinkler systems, requiring a dedicated water storage tank and fire pump.
  3. Hydraulic calculation — Computing pipe diameters, flow rates, and pressures to ensure every sprinkler head in the design area receives adequate water density at the required pressure. Calculations are performed with hydraulic design software and reviewed by a senior engineer.
  4. System drawings — Producing detailed installation drawings showing pipe routes, head positions, valve locations, pump room layout, and interface with the building's structural and architectural features.
  5. Installation — Pipework installed by certified sprinkler fitters using approved joining methods (grooved mechanical couplings, threaded, or welded as appropriate to pipe size and application).
  6. Commissioning and testing — Flow test at the most remote point, full system pressure test, alarm valve testing, and pump performance test against the design curve. We produce a commissioning certificate and as-built drawings.

Water Supply Considerations in Kenya

Reliable water supply is the foundation of a sprinkler system. Many Kenyan buildings cannot rely on municipal mains pressure alone. Where mains supply is inadequate, we design and install:

  • Dedicated fire storage tanks — Sized to provide the required flow and duration (typically 30 to 60 minutes for most occupancies). Steel, GRP (fibreglass), or concrete construction depending on available space and budget.
  • Fire pumps — Electrically driven duty pumps with a diesel-engine standby pump to ensure the system operates even during a power cut. Pumps are sized to the hydraulic demand of the system and tested annually.
  • Jockey (pressure maintenance) pumps — Maintain system pressure during standby to compensate for minor leakage and ensure the main pump does not start unnecessarily.

Maintenance

BS EN 12845 and insurer requirements mandate regular inspection and testing.
